Prime Minister Minnis breaks Ground For New Carmichael Village Subdivision

Nassau, The Bahamas – The government is forging ahead with plans to develop Carmichael Village, a new government housing project.  Prime Minister, the Most Hon. Dr. Hubert Minnis along with Minister of the Environment and Housing, the Hon. Romauld Ferreira, participated in a groundbreaking ceremony to launch the development of the new housing subdivision. The ceremony was held, November 30, 2020 on the grounds of the site.  The Prime Minister noted that land reform was one of the government’s key objectives.

“In 2018, the government embarked on an ambitious effort to ensure that more Bahamians, in particular young Bahamians, have greater access to land, and by extension affordable housing,” he said. “We determined that we would pursue a policy of ready-to-build serviced lots as a strategy to help accomplish our objectives.  Through the serviced lots initiative, Bahamians have been and will continue to access affordable housing.”

He explained that the serviced lot initiative has three objectives which include: providing land at prices far below market value in order for the land to be used as collateral; ensuring that the land has infrastructure; and providing concessions to enable Bahamians to build at considerably reduced costs.

Currently, the price tag for government serviced lots begin at $15,000 on New Providence and less than $10,000 on the Family Islands.

Minister Ferreira said that the occasion was an ‘auspicious’ one and was the first step in unveiling the long-awaited project.  He said that the public has shown considerable interest in the new subdivision.

“The government has endeavored to ensure that all infrastructure is in place before the sale of lots and the ministry is very excited about the response and interest from the Bahamian people,” he said. “I encourage all young persons who quality to apply online for one of the lots and achieve the Bahamian dream of home ownership.”

Permanent Secretary, David Cates said that work has already started on the infrastructure and it is anticipated that it will be completed by early 2021 with lots being available for purchase by the second quarter of 2021. He also said that Carmichael Village will join other government subdivisions in the area including: Dignity Gardens, Fire Trail and Pastel Gardens.

Chief Housing Officer, LaFrance Williams said that the new subdivision would serve as the benchmark for future government subdivision developments in the country.

The new subdivision comprises a total of 365 lots for the purpose of home construction. It will accommodate single and multi-family housing. Additional lots will be used to construct community parks and other common areas for the residents of the subdivision.

The subdivision will be built out in four phases. In phase one, 107 lots will be available to Bahamians beginning early next year. It will comprise 70 newly constructed homes; the remainder will be used as serviced lots only. Lots in phases two, three and four are expected to be available shortly after.
