Some things are hard to measure, and others are easy. Success in a real estate sale is easy. It occurs when the “SOLD” sign is in your front yard. And having that occur as quickly as possible is another goal.

You have undoubtedly heard that old saying about the “hard way” and the “easy way” to do something. The hard way to get the “SOLD” sign up is to try and sell it yourself. And the easy way is to use the service of a real estate agent - - someone with experience to get the house sold at the right price for what the market will bear.

Remember, as agents we don’t get paid until your home is “SOLD”. And the amount we earn in commission is dependent upon the amount of the sale. That’s a lot of genuine motivation to do the job right.

So save yourself headaches and frustration when you are ready to sell, call a professional realtor. If you are thinking of selling your home in order to save the real estate commission, let’s take a minute to consider whether you will actually realize a saving.

A realtor provides important marketing service that can save you time, money, and potential problems. He or she will check a list of prospective buyers who haven’t found the “right” home and will notify other real estate offices that your property is for sale.

This networking approach increases the number of prospective buyers for your home. When a seller lists a home with a realtor, a lot of brainstorming follows. Who are the potential buyers, where do they live and work? How can they be reached effectively with information that will attract them to this particular property?

Realtors use a variety of marketing techniques tailored to the individual home they are selling. They include marketing on the Internet, advertising and networking. Realtors combine pro-active marketing with realistic pricing to spell results for their sellers. We are trained to show your home effectively and to get you the best price for your property. We can help you complete the sale and that is your goal…to close the sale.

Our job as real estate agents is to bring the buyers and sellers together and broker the deal. Your lawyer will handle the legal contracts and title searches but it is a good agent who will make the deal happen and save the deal from falling apart.

I have seen many deals fall apart over very petty items. You must realize that a deal will fall apart if every potential problem of the buyer and seller is not handled to their mutual satisfaction. Most of the problems are not over the big items like price. Sometime a compromise is necessary and a good agent can work with buyer and seller to make it a win-win situation for both.

Many of the homes that I list started out as “For Sale by Owner” transactions that didn’t result in a sale, and the cost of unraveling the failed contracts along with the stress and time lost, often exceed our broker’s fees. Working with a professional can save time and money and ensure peace of mind. So do yourself a favour and call a reputable real estate agent to help you buy or sell your property. Until Next week.
