Ten Tips for Selling Your Home in Record Time

Though some of you may not agree, the real estate profession has come a long way since beads and wampum were used to purchase property. Buying or selling a house is the largest, most potentially stressful transaction most people make. It can also be a time-consuming process if your home is not properly prepared to go on the
market.

In order to sell your home quickly and for the best price, you will
need the support of a Real Estate Broker who demonstrates in-depth knowledge of local market conditions, and understands your need to accomplish the transaction as quickly as possible. The longer your home remains on the market, the more inconvenience you and your family will have to put up with. Everyone in the business agrees that there is plenty you can do as the homeowner to position your home for an immediate sale. Begin by following the James Sarles Realty checklist of ten steps for getting your home ready to sell in record time. This is not David Letterman’s top ten list but certainly 10 very important real estate tips to think about

1. Tidy up the grounds and clean out the garage and basement. Keep the lawn mowed and raked, and trim bushes or tree limbs that intrude on paths or walkways that lead up to your front entrance. The Hurricanes are gone get rid of the reminders.

2. Give your front door a new coat of paint-it gives buyers their first
impression of your home. Paint the interior and exterior too, if necessary.
Try to choose light neutral colors for the interior and an exterior color
that complements the neighboring homes.

3. Remove all debris (toys, clothing, tools, etc.) from steps, decks, paths
and porches. Sweep or rake the walkways.

4. Clean the windows and screens inside and out. Spotty or dusty windows can make a home appear shabby and poorly maintained.

5. Keep bathrooms spotlessly clean and freshened with flowers or a scented candle.

6. Put out your best towels, bedcovers and table linens.

7. Remove clutter from counters, tables and dresser tops. Put away the
games, magazines and bills.

8. Before a showing appointment, turn off the dishwasher, dryer, and
television set-anything that creates noise. It's fine to play soft,
pleasant music in the background while potential buyers are visiting. Turn
on all the lights in the house (even in the daytime), because a well lit
home is cheerful and inviting.

9. Put pets out of sight when buyers visit. Make sure litter boxes are clean and odor-free. Vacuum pet hair from carpets and upholstery.

10. Leave your home when showings are scheduled! Buyers feel more
comfortable if you are not following them around, pointing out features that you value, but which may be negatives to the buyer. Leave the showing to the real estate agent.

When you have completed everything on this checklist, you will have
done your part to polish your property to its prime selling condition. Now
its up to your real estate agent to bring potential buyers to your home to sell your home. Until next week.
